Desk Focus 04 · Leasing, ROW & Owner Calls
Lease & ROW Negotiation Mentorship.
Before you call a mineral owner or walk a pasture with a ranch manager, you need to know every clause in the packet you are carrying, what you are authorized to adjust, and what must go back to the client. Work through your owner prep, lease riders, alignment sheets, and call logs with a mentor.
Apply for leasing & ROW mentorshipAn application is a request, not a seat. Format, schedule, and any fee are agreed in writing only after a match.
Sample tract diary & clause markup. Tract 014 (NE/4), OGL & surface rider negotiation. Generic parties, not a real file.
White chalk: the mentee's contact log. Yellow chalk: a mentor's notes.

What we go through on leasing & ROW
-
Reading the OGL or easement packet cold.
Knowing the habendum clause, royalty and post-production language, pooling and allocation authority, shut-in terms, and Exhibit A riders before you pick up the phone.
-
Reading alignment sheets and survey plats.
Matching centerline station numbers, permanent easement width, temporary workspace (TWS), and bore profiles to the landowner's fences, pivots, and roads.
-
Opening the call and staying in your lane.
Introducing yourself and your client clearly, answering factual questions about the unit or corridor, and never crossing into legal or tax advice.
-
Keeping an auditable contact diary.
Writing dated, objective tract notes that support compulsory-pooling testimony, project-finance audits, or right-of-way good-faith negotiation records.
